Every job starts with what your land is zoned for

Oregon applies one residential code, the 2023 Oregon Residential Specialty Code, uniformly across the state, and the state's Design Criteria Hub gives the snow, wind and seismic values for each address. The land is what varies. Outside a city's urban growth boundary the county decides whether a house can go on a parcel, and on land zoned for exclusive farm use a dwelling has to qualify under state law. Off sewer, the septic system needs a site evaluation and permit from the Department of Environmental Quality or its county agent. Whether you are buying a kit or a whole house, those answers come first.
